Full Management: 10% plus VAT of every
months rent collected. Set-up fee of £150 +VAT. Plus £150
+VAT for every subsequent re-let. For this we will:

your property in our regular colour advertisements with accompanying
photographs in the local "Homes to Let" newspaper supplement,
which has a circulation of over 42,000 copies per week. We also advertise regularly in the
newly launched free magazine, The Property Paper – please see www.thepropertypaper.co.uk.

Advertise
on the following websites just-lets.com, look4aproperty.com,
findaproperty.com and primelocation.com websites so your property can be
seen nationally, 24 hours a day, 7 days a week

Advertise
in our free property list and our window displays in our prominent, newly
refurbished high street office

Accompany
all viewings
·
Once
a suitable tenant is found, we will reference them through HomeLet who
provide us with a full referencing report for prospective tenants having
carried out full credit and reference checks before tenants are accepted
for tenancy. This will give
you, the Landlord, peace of mind that the tenant we find has no adverse
credit history

Prepare
a full inventory of the condition and contents of your property
·
Read
the meters and inform the relevant utility companies and the local council
of the new occupants
·
Prepare
and sign an Assured Shorthold Tenancy Agreement on your behalf
·
Once
the tenant is in situ, we carry out regular property inspections and supply
you with a report of the condition of the property throughout the duration
of their contract to protect landlords and tenants

We are

maintenance issues if you so wish using our in-house maintenance team, The

They have a team of highly skilled electricians, plumbers, decorators and
Corgi registered gas engineers on hand to deal with every eventuality and
who will be happy to supply you with quotations for any works that may be
required over the course of you renting out your property.
Tenant Finding: £450.00 plus VAT. For this we will advertise your
property as detailed above.
Once we have found acceptable tenants, (all applicants will be fully
referenced) we will prepare a tenancy agreement and collect the deposit and
first months rent on your behalf.
This will then be paid to yourself using your preferred payment
method. Once the tenant has
moved in, we will hand the property back to you, the landlord, to
manage. As an additional
service, we are able to prepare full inventories at an additional one off cost
of £30.00 plus VAT.
